What is an EPC 

An Energy Performance Certificate (EPC) provides an energy efficiency rating in relation to a property's running costs. It is a legal requirement before a building can be sold or let. The energy efficiency rating reflects the potential energy performance of the property itself (the fabric) and its services and is measured on a scale of A-G. The most efficient energy homes will have an A or B rating, while the least efficient will be rated at level G. The Certificate will include the current rating of your home together with the potential rating after any improvements have been made.

Who Needs an EPC and When

An EPC is a legal requirement when a new building is constructed or when an existing building is marketed for sale or rent. It is valid for 10 years after which time it is no longer a legally binding document. Existing occupiers or owners are not required to renew their EPC unless they decide to sell or rent.

The Appointment & Survey

If you require an EPC one of our accredited Assessors will conduct an energy assessment of your property. The Assessor will need to access all rooms as well as the loft. They are also required to inspect heating systems and controls and take measurements and photographs of all critical data included in the survey. The survey takes around 30 minutes, and a visual inspection is all that is required.

What You Receive
& Timescales

You will find a list of recommendations on how the property's energy performance can be improved. The typical installation cost is based on average installation prices across the country so may not be representative of the actual costs in your area.
The recommendations are cumulative meaning that they should be installed in the order they appear to achieve the potential energy efficiency rating displayed on the EPC. Should you choose not to follow the order they appear the potential energy efficiency rating may change. We are fully qualified, accredited, and insured energy assessors and have been carrying out domestic energy assessments since they began in 2007. Prices start from only £80.00, and you can have your certificate within 48 hours of the survey taking place.

Using EPC Findings to Plan Insulation

The Energy efficiency rating will be displayed on an A to G scale. With the least efficient buildings being G rated and the most efficient being A rated.The rating is actually based on cost factors such as the type of fuel used for heating, hot water, lighting, and ventilation.Currently, if the property uses main gas it will score higher on the energy rating as opposed to a property that uses electricity. This is due to mains gas being cheaper per p/kWh than electricity. 

The EPC also shows the environmental impact of a property as an A to G rating allowing you to draw comparisons with average households.
The Environmental Impact rating is again based on assumptions about average occupancy and energy use. They may not reflect exactly how energy is consumed by the people living in a particular property.

The EPC will not reflect the actual energy you use as the calculation is based on standard occupancy. It is designed this way to enable similar properties across the country to be compared. If you wish to have a report to reflect your actual energy cost we are able to carry out an Occupancy Assessment for you.​

What is Needed to Produce an EPC 

In order to produce an EPC our accredited Energy Assessor is required to collect the following information:

 

-The property type (i.e. flat. bungalow, detached or semi-detached)

-The age of the property

-The dimensions and number of floors/storeys

-Amount and type of glazing

-Material used to build the property (brick, timber frame etc}Insulation levels

-Heating systems and fuel used

-New technologies

Not all properties are used in the same way. The energy efficiency rating uses 'standard occupancy' assumptions (typically 2 adults and 2 children) which may be different from the way in which occupiers actually use things like heating and lighting within their property.
